What could your payment look like?

Estimate monthly payments in CAD using semi-annual compounding.

Estimated monthly payment

Mortgage payments

CMHC debt-service ratios

See how your housing costs and debts compare with gross household income, using a stress-tested mortgage payment.

Other debts: car loans/leases, personal loans, support obligations and lender-assessed secured LOC payments. For a secured LOC, ask Roy to determine the payment using CMHC’s 25-year amortization rule. Avoid double-counting credit cards and unsecured LOCs.

Your estimated ratios
GDS · guideline ≤ 39%
TDS · guideline ≤ 44%
Qualifying interest rate
Qualifying mortgage payment / month
Housing costs / month
Included other debts / month

GDS = housing costs ÷ gross income. TDS adds other debt payments. Includes taxes, heating, 50% of condo fees and 100% of site/ground rent. Unsecured revolving debt uses the higher of the entered payment or 3% of balances. Qualification uses the greater of the contract rate + 2 percentage points or 5.25%, with semi-annual compounding.

For an owner-occupied home without rental-income adjustments. CMHC’s 39% / 44% limits are guidelines for this illustration, not an approval. Income acceptance, insurance, amortization eligibility and lender requirements need review. Rental properties, reverse and private mortgages require a separate assessment.

Helpful to know

Before we talk.

Can you help if I’m self-employed?

Yes. We can discuss your business income, available documentation and mortgage needs to explore suitable financing options. Approval depends on the lender’s assessment.

Can we review my mortgage before renewal?

Yes. Contact us with your renewal date and current mortgage details so we can discuss your plans and the options available. Avoid emailing financial documents until we have arranged an appropriate way to share them.

Is a private mortgage right for me?

That depends on your circumstances. Private financing may involve higher interest costs and fees. A discussion should consider alternatives, the borrowing term and how you plan to repay or refinance it.

Do you work outside Kitchener-Waterloo?

Yes. We focus on Kitchener-Waterloo, Cambridge, Guelph and surrounding communities, and serve clients across Ontario.
